Your rates help Council maintain our beautiful region and provide income to run essential community services and infrastructure.
The rates calculator will calculate an estimate for two amounts:
- the first amount is your current rates amount for 2024/25
- the second amount being the estimated rates amount for 2025/26
Important information about your land valuation
The Valuer General issues new land values to councils to use in setting rates at least every three years. The land valuation aims to reflect the market value of the land only, as if sold on 1 July 2022 (the base date).
Council is currently using valuations with a base date of 1 July 2022 - these valuations will be used for the 2023/24, 2024/25 and 2025/26 rating years.
The amount of money that Council is allowed to make from rates is regulated by the State Government. In February 2025, Council applied to the Independent Pricing and Regulatory Tribunal (IPART) for a special variation to increase total rates income by 12% in 2025/26. At the time of exhibiting our draft Delivery Plan and Operational Plan (DPOP), Council is awaiting IPART’s decision. If Council’s application for a special variation is not approved by IPART, Council will apply a 3.8% rates increase in 2025/26.
The annual rates increase percentage only applies to the ordinary rates (Residential, Business or Farmland), domestic waste and garbage charge lines are not subject to an annual special variation or rate-peg percentage.
Information you will need
To calculate an estimate of your rates for the coming 2025/26 rating year, you will need to know your existing land value - this was originally mailed to you by the NSW Valuer General in April 2023.
You can access your land values online via the NSW Valuer General's website.
Your rate notice for the last year will also show your current land value.
How to use the calculator
Step 1. Enter your land value into the calculator below
- insert the land value from your July 2024/25 rate notice in the first land value box
- insert the same land value (repeat the entry), in the second land value box
Please note: You will only need to put a different value in the second box when your land value changes. The next land value change by the Valuer General is not due until early 2026 (for the 2025 base date).
Step 2. Select your property type
Choose from 'Residential', 'Business' and 'Farmland'.
Step 3. Select your bin service and stormwater charge (if residential)
- select the bin size for the waste service charged, or ‘No bin service’ if service is not charged
- select ‘Yes’ or ‘No’ if stormwater is charged and ‘Strata’ if your property is part of a strata complex
