Important information about your recent Notice of Valuation

The Valuer General issues new land values to councils to use in setting rates at least every three years. Council recently received the land valuations to be used for levying rates for the 2023/2024 rating year. The land valuation aims to reflect the market value of the land only, as if sold on 1 July 2022 (the base date).

This recent revaluation of all land in the Shoalhaven Local Government Area (LGA) was done with a base date of 1 July 2022 and saw land values across the Shoalhaven rise by an average of 105.94% compared to the last revaluation in 2019. It is important to note that the increase in land values will not change Council’s total rates income but will result in changes in the rates levied on individual properties depending on your respective increase or decrease in land value. Council’s total rates income can only be increased by a maximum of 4.6% (the rate peg set by the Independent Pricing and Regulatory Tribunal - IPART).
  
The increase in the 2023/2024 Garbage charges are not subject to the 4.6% rate peg, the rate peg only applies to the ordinary rates (Residential, Business or Farmland).

Information you need

To calculate an estimate of your rates for the coming 2023/2024 rating year you will need:

  1. Your new land value - this was mailed to you by the NSW Valuer General during April 2023.
  2. The land value from your annual rate notice that you received in July 2022.

Your rates notice will also show other charges, for example, your garbage bin size and stormwater if applicable.

Access your land value

You can access your land values online on the NSW Valuer General's website.

There are two amounts calculated:

  • The first amount is your current rates amount
  • The second using the proposed rates increase of 4.6%

How to use the calculator

To use the Calculator:

  1. Insert the land value from your July 2022 rate notice (2022/2023)
  2. Insert the new land value from the Valuer General Notice of Valuation (2023/2024)

For Residential rates select the bin size for the waste service charged, or ‘No Garbage’ if service is not charged.

For Residential rates select ‘Yes’ or ‘No’ if Stormwater is charged and ‘Strata’ if your property is part of a strata complex.
