Hitchcocks Lane, Berry - Planning Proposal


Project overview

The Planning Proposal (PP029) proposes to rezone land south of Hitchcocks Lane at Berry from RU1 Primary Production to R2 Low Density Residential consistent with the Shoalhaven Growth Management Strategy (2014). This will enable subdivision of the site into up to approximately 150 lots for low-density housing types.

In addition, PP029 proposes to change minimum lot size controls over the land to allow a mix of lot sizes to be provided, including some smaller and larger lots as shown in the Proposed Minimum Lot Size Map. A height limit of 8.5 m is proposed across the site.

Site-specific planning controls are proposed within draft Development Control Plan Chapter N3: Berry Residential Subdivision to support PP029 and guide future development outcomes. The draft DCP provides guidelines for future subdivision design and housing construction and aims to promote high quality design that is compatible with the character of Berry.
